Timeshare Presentations: A Plain-English Guide
Vacation ownership presentations follow a recognisable structure. Knowing what to expect — and what your rights are — helps you evaluate the product calmly, without the pressure that presentation settings are designed to create.
Typical presentation structure
Most presentations run in three stages: a resort tour or video overview, a one-to-one session with a sales representative covering pricing and options, and a closing session where a purchase decision is requested. The entire process typically lasts 90 minutes to three hours, though it often runs longer.
Common sales techniques
Time-limited pricing, 'manager's special' offers, and urgency framing ('this price is only available today') are standard in vacation ownership sales. These claims are almost always marketing rather than genuine constraints. Reputable clubs will provide the same information in writing the following day if you ask.
Questions worth asking
Ask for the full annual fee history for the last five years. Ask what happens to your fees if you stop paying. Ask for a written list of all costs — purchase price, annual fees, booking fees, exchange fees. Ask specifically about resale value. A club confident in its product will answer these.
Your rights
You have a statutory cooling-off period after signing in most APAC jurisdictions. You are not obligated to buy at the presentation. If you feel uncomfortable, you can ask to leave. Any genuine promotional benefit (discounted stay, travel voucher) should not depend on your purchasing.
Taking time to decide
The most important protection against a bad decision is time. If you are genuinely interested in vacation ownership, leave the presentation, research the specific product, compare annual fees against the cost of booking the same hotels independently, and speak to current owners before committing.
